Choosing a General Contractor

We work with many of the best home builders and remodelers in the Red River Valley. If you have not yet selected a contractor for your project, we will introduce you to a well-qualified contractor that specializes in your particular homebuilding needs.

The relationship you develop with your General Contractor will be a significant one. Because of their vast background and expertise in building homes, a contractor can contribute very creative and useful ideas as you design your floor plan.

Your General Contractor will manage the daily process of your homebuilding details; they will obtain necessary permits, comply with all ordinances, laws and regulations while your home is being built.

Your General Contractor will oversee and inspect all subcontracting work (framing, electrical, plumbing, heating, painting, staining, cabinet installation, finishing work etc.) and will be responsible for that work if not properly completed. General Contractors will offer repeat business to subcontractors who are competent and reliable and will usually develop long-term relationships with them. Therefore, the subcontractors your General contractor recommends will also work hard for you!

Remember two things will see you through your project: PROACTIVE PLANNING & PATIENCE.

As you search for a General Contractor to build your home, it is wise to contact two contractors and make arrangements to meet and interview each separately.

Ask a Simonson Lumber homebuilding specialist
to provide you with a list or reputable contractors.

Refer to the list below when
interviewing contractors:

  • Be certain that the contractors are licensed and insured
  • Ask the contractors to show you homes they have built for other customers.
  • Request references from previous customers that have built or remodeled homes through them.
  • Ask about subcontractors they prefer to work with.  You should feel confident that the contractor you select has the background, expertise and subcontractor connections to ensure your homebuilding process is well managed.
  • Ask about change order policies.  Changes made after the final draft of your home almost always increase the final price of your project.
  • What is their warranty program? A reputable contractor will warranty your home for any construction or subcontracting problems that may arise during the first year you live in your new home.
